Payment in full is required at time of booking a reservation.
Deposits on RV reservations of less than 2 weeks are refundable with a 7-day advance notice prior to arrival date (less $10 processing fee per night canceled).
Deposits on RV reservations of 2 weeks or more are refundable with a 30-day advance notice prior to arrival date (less a $20 processing fee per night canceled).
No Refunds for early departure
Rates are subject to change and are based on a two-person occupancy per site. The maximum number of people per site is 6
All Reservations require a deposit to hold the reservation.
For all stays of 1 month or more, a one-month deposit is required at the time of booking.
For all stays less than 1 month payment in full is required upon booking.
No-shows will result in forfeiture of the entire deposit.
Balance is to be paid in full upon arrival for all stays.
NO REFUNDS will be given for early departure.
Stays of 1 month or more:
If canceled 60 days prior to arrival date, a $500 cancellation fee will be applied
If canceled less than 60 days prior to arrival date, the total deposit amount will be forfeited.
No-shows will result in the forfeiture of the entire deposit or payment amount.
No refunds will be given for shortened length of stay.
Including February which is considered a full month at 28/29 days
Stays of less than 1 month:
If canceled 72 hours prior to arrival date, payment will be refunded in full.
If cancellation occurs less than 72 hours prior to arrival date, the total payment amount will be forfeited.
No-shows will result in the forfeiture of the entire deposit or payment amount.
No refunds will be given for shortened length of stay.
Changes made to an existing seasonal stay upon arrival will forfeit their deposit equal to one month’s stay and be financially responsible to pay the stay in full.
All payments MUST be made in U.S. funds drawn from a US Bank. Returned checks will result in a $50 returned check fee.
There are no weather-related refunds except in the event of a State Mandated Evacuation. See Emergency Disaster Plan.

Excessive noise or inconsiderate behavior will result in removal from the Resort without a refund. Management reserves the right to address any issues not included in our Guidelines.

Upon arrival, all guests MUST stop to Check-in at the Office.
Late arrivals: For arrivals after 5:00 pm, please call the office at 941-900-4240 before 5:00 pm to make arrangements. Drive-ups without reservations are NOT permitted after normal business hours.
Any communication or material you provide to us, whether received online, electronically, in person or otherwise collected by or submitted to us, including any data, questions, comments, suggestions or the like is, and will be treated as, non-confidential and non-proprietary.
